Hello, my name is Dan Travieso from Bright Buys Real Estate. I am often asked why I chose to invest in real estate in Fayetteville, NC so I figured that now is as good time as any to answer that question.
Fayetteville is located in the Sandhills of North Carolina off of Interstate 95. It is about an hour south of Raleigh, hour and a half west of Wilmington, and a couple hours east of Charlotte. Fayetteville has a population of about 215,000 residents making it North Carolina’s 6th largest city.
Fayetteville is best known for Ft. Bragg military installation and is home of the airborne and army special operations forces. Ft. Bragg has 53,000 soldiers making it the largest US military installation in the world in terms of population. Ft. Bragg also employees more than 15,000 Department of Defense civilians and contractors.
Healthcare services are another major employer in Fayetteville. The Cape Fear Valley Health System operates here as well as several VA medical facilities serving the region.
From a manufacturing standpoint, Purolator, Chemours, Good year, and Soffee, to name a few, all have plants in Fayetteville.
Due to its location, numerous companies have opened distribution centers in Fayetteville to include Campbell Soup, Walmart, and Nestle and Amazon is in the process of opening a 1.3 million sq ft fulfillment facility.
Fayetteville is home to Fayetteville State University, Methodist University, and Fayetteville Technical Community College. Fayetteville is home to the Houston Astros minor league baseball team known as the Fayetteville Woodpeckers. And from a cultural standpoint, Fayetteville has numerous parks and museums.
The Fayetteville Cumberland County Economic Development team has been aggressively working with community leaders to attract new businesses to the city by leveraging the relatively low-cost of living as compared to nearby Raleigh and Charlotte.
With an economy anchored by the military and healthcare industries, I am bullish on additional growth in the area. With many houses available to purchase at or less than a $100,000, coupled with a hot real estate market, Fayetteville is great for fix and flip investors. With the large population of military and students, Fayetteville is also an excellent rental market.
That being said, Fayetteville is a great market for most any investment strategy.
